Fair question — you can absolutely buy on your own. Here is what our fee actually buys: after every lost auction we see the bid books, and buyers without market data typically overpay around 5% — about €25,000 on an average €500–600K home — or keep losing bids for months. Our fee is €3,880, and you pay it only when you close the deal. The expensive option is rarely the agent.
Yes. If you have found the house yourself, we can join at the bidding stage: we check the documents for red flags, build a bid strategy on real market data and guide the negotiation. One thing: contact us before the bidding deadline — those windows in the Netherlands are short.
Then you don't pay the service fee. Our Home Buying Services work on a success fee: no deal — no fee. In practice it rarely comes to that — most of our clients win a bid within 3 to 9 weeks.
We use Dutch and European open sources of information and also those available only to professionals. Some of them are: CBS, DUO, Kadaster, Eurostat, KVK, Open State, NVM, RIVM, Open data Overheid, Atlas Leefomgeving. But that's not all. We also use informal sources to get the full picture. We check Facebook and read Reddit. Additionally, if we notice that official and unofficial sources provide somewhat differing information, we conduct field research — in other words, we go on-site to see everything with our own eyes.
We typically spend up to 5 business days on the research. We take the study phase very seriously: we update the information for each client, include the most recent examples and run our own testing. Afterwards, the search happens quickly — knowing exactly what you want and where to look, our clients get to a winning bid in about 6 weeks on average, against a market average of around 5 months.

We accompany you through the buying process all the way to the notary: we answer your questions, bring in every specialist the transaction needs, suggest the offer amount for the house and explain exactly why it is what it is.
