About €209 a month was loan-related

We traced part of the contribution to a collective VvE loan scheduled to end in 2033. That explains a substantial part of the payment, but does not fix future VvE costs.

The next risk had a different timeline

Roof maintenance around 2035 and the feasibility of the maintenance budget mattered beyond the loan’s end date.

Renovation came with conditions

Substantial renovation required written VvE approval. Hard flooring had specific acoustic requirements; documented drainage issues also needed follow-up.

The price needed to be read in context

Our assessment was that the price already reflected a substantial part of the drawbacks. The useful question became which risks remained acceptable for these buyers.
