YOU FOUND THE HOME.
We help you understand the commitment.
VvE finances. Planned maintenance. Deeds and clauses. The details that can change how a good home feels — and what it costs.
Start with your contact details. We’ll tell you which documents we need.
SOUND FAMILIAR?
You found the property yourself. You made the offer. Then the document folder arrived — and suddenly buying in the Netherlands felt very different from buying back home.
The VvE contribution looks unusually high. Is there a good reason — or a serious problem?
The MJOP lists major works. Who pays, when, and is enough money set aside?
You understand the translation. You’re less sure what the deeds and clauses mean for you.
You don’t need to become an expert overnight. You need someone who can connect the dots.
WHAT WE REVIEW
VvE finances & debt
Contributions, reserves, budgets, accounts and loans. We explain what drives the monthly payment and where future extra costs may arise.
Maintenance & building risks
The MJOP, meeting minutes and available technical reports. We connect planned works, known defects and available funding.
Deeds, clauses & restrictions
The supplied deeds, division documents, VvE rules and purchase agreement. We flag obligations, unusual clauses and limits on renovation or use.
Price & future resale
We put the findings in market context: what could put future buyers off, what needs clarification, and whether the price appears to reflect the risks.
We review the documents available for your property and make any missing information explicit.
REAL CASE · MAX HAVELAARLAAN 333
An expat couple had found the apartment and won the bid themselves. They had buying experience — one partner was an architect — but the Dutch paperwork still raised questions.
About €209 a month was loan-related
We traced part of the contribution to a collective VvE loan scheduled to end in 2033. That explains a substantial part of the payment, but does not fix future VvE costs.
The next risk had a different timeline
Roof maintenance around 2035 and the feasibility of the maintenance budget mattered beyond the loan’s end date.
Renovation came with conditions
Substantial renovation required written VvE approval. Hard flooring had specific acoustic requirements; documented drainage issues also needed follow-up.
The price needed to be read in context
Our assessment was that the price already reflected a substantial part of the drawbacks. The useful question became which risks remained acceptable for these buyers.
A high monthly payment is a starting point for research. Understanding what it pays for — and what comes next — is what helps you decide.
Illustrative findings from this property file at the time of review. Figures and conclusions are specific to this case.
YOUR RESULT
You receive an English assessment of the key risks, their practical and financial consequences, and how serious we consider them. We point you to the relevant documents and separate confirmed findings from questions that still need an answer.
You leave with focused questions for the seller or VvE, priorities for further investigation, and our reasoned view of the property in the context of its price.

A FEW PRACTICAL ANSWERS
Can you help if we won the bid ourselves?
Yes. This standalone service is for buyers who want an expert second opinion on a specific property file. You do not need to have used our home buying service.
Do we need to upload documents now?
No. Leave your contact details, property address or Funda link, and urgency. We will contact you and tell you exactly which documents to send.
When does the review period start?
Once we have received the complete document set and confirmed the assignment. Standard delivery is within 1 business day; urgent delivery is within 3 hours. We confirm availability and your delivery time directly.
Can you help during our cooling-off period?
Choose the urgent option and tell us your exact deadline. We will confirm whether we can complete the review in time. Your cooling-off period and contractual deadlines continue to run while you wait for our response.
Is this a building inspection or legal opinion?
This is a document-based property assessment. It does not include an on-site technical inspection, a formal valuation or specialist legal advice. If the file raises a question for a surveyor, notary or lawyer, we identify it.
Will you tell us if it is still worth buying?
We explain how the risks affect ownership, likely costs and resale, and give our reasoned assessment in the context of the price. We also tell you what remains uncertain, so you can make an informed decision.
What if documents are missing?
We tell you what is missing and why it matters. Missing evidence is not reassurance. We confirm the scope and delivery timing once we know what is available.
