THREE REAL RESEARCH CASES
CASE 01
The brief. A couple living in Rotterdam wanted a quieter, greener setting, more privacy and enough separate rooms for two people working from home. A house was preferred. One partner travelled to Amsterdam three times a week, so the journey had to work as a routine.
What the research uncovered. The search did not point to one obvious suburb. We tested where houses within the €550K–€600K range actually existed, then checked door-to-door transport, aircraft and road noise, street quality, parking, housing density and resale strength.
How the strategy changed. The first focus stretched from Hilversum, Amersfoort and Landsmeer to Maarssen and the Leiden region, with strong Den Haag addresses considered selectively. Bussum, Naarden, Baarn, Breukelen and Bilthoven became a second line; Diemen, Haarlem, Almere and Schiphol-noise zones were deliberately left out.
✓ Amersfoort tested as a serious option ✓ Door-to-door travel, not map distance ✓ Clear first focus, second line and exclusions

CASE 02
The brief. One partner wanted quiet, nature, privacy and a proper home office. The other wanted cafés, shops, walkability and no sense of isolation. The budget was strong, but the wrong suburb would still fail both of them.
What the research uncovered. The answer was not “Amsterdam or the suburbs”. We compared strong parts of Amstelveen, selected Diemen and specific Amsterdam districts, while rejecting attractive but car-dependent alternatives.
How the strategy changed. Their property filter separated hard criteria from preferences: energy label B+, a real workspace, light, storage and a workable route to RAI and Amsterdam Zuid came before extra square metres.
✓ A strategy that worked for both partners ✓ Development plans and neighbourhood risks ✓ A property filter grounded in daily life
CASE 03
The brief. A single professional wanted a better urban life close to Amsterdam Zuid, at least 40 m², good light and modern technical quality. Location mattered more than size, but the budget left little room for wishful thinking.
What the research uncovered. We mapped the Amsterdam micro-locations where compact homes could still work, then tested Amstelveen against the same lifestyle criteria. Real listings showed that the second direction was not a fallback, but a credible extension of the search.
How the strategy changed. The first two months would focus on Amsterdam and Amstelveen. Amsterdam Noord would only return later if necessary. The research also made the trade-offs explicit: a seventh floor could beat a weaker fifth-floor apartment, and erfpacht needed analysis rather than automatic rejection.
