Where Not to Buy a House in Utrecht (2026): Why the Cheap Areas Are No Bargain

Utrecht's market never cooled. That makes its more affordable neighbourhoods look like a way in. For a buyer, they are the most expensive shortcut on the map.

If you are looking for where not to buy a house in Utrecht, our answer for 2026 is short: Overvecht as a whole, and Kanaleneiland-Noord, Kanaleneiland-Zuid, Transwijk-Noord and Transwijk-Zuid in the south-west. Ondiep, Zuilen-Oost and Hoograven need a street-by-street check. These are the areas the municipality's own 2025 monitor places in the weakest quarter of the city. And even in Overvecht, the cheapest district, the asking price per square metre is above the Dutch average.

What is the Utrecht housing market like in autumn 2026?

Is the market cooling? Not in Utrecht.

Across most of the Netherlands buyers can breathe again, and overbids of around 5% have become ordinary. In Utrecht the heat never broke. An 18% overbid is the norm. Over the past few months my colleagues and I have lost several bidding rounds at prices we frankly struggled to believe.

The city-wide numbers explain part of it. According to Huispedia, the average asking price in Utrecht is €6,280 per m², 29% above the national average of €4,854.

Against that background, a temptation appears: buy in Utrecht, but in the parts of the city where the price doesn't bite quite as hard.

We don't recommend it.

Is Overvecht really the cheap part of Utrecht?

Only by Utrecht standards. Overvecht is the least expensive of the city's ten districts, with an average asking price of €5,095 per m² in September 2026 (Huispedia). That is still about 5% above the Dutch average.

So the "affordable" option is not affordable. It is the least expensive corner of an expensive city, and for an above-average national price you get the district the city itself ranks lowest. It is the same hyper-local logic behind why average price figures mislead expat buyers: the city average tells you very little about the street.

How does the municipality of Utrecht rank its own neighbourhoods?

Utrecht Monitor "Scheidslijnen in Utrecht" (dividing lines in Utrecht) is the municipality's 2025 analysis of inequality between neighbourhoods. It compares all 96 buurten (neighbourhoods) with the city average on 58 indicators across 12 themes, including income, education, health, safety and housing, and sorts them into quarters from most to least unfavourable.

The results are blunt. Nearly 94,000 residents, a quarter of the city, live in the weakest quarter of neighbourhoods. The five lowest-scoring neighbourhoods in Utrecht are all in Overvecht. And Overvecht has no neighbourhood at all outside that weakest quarter (Utrecht Monitor, 2025).

In the south-west, four neighbourhoods fall into the same group: Kanaleneiland-Noord, Kanaleneiland-Zuid, Transwijk-Noord and Transwijk-Zuid.

Where not to buy a house in Utrecht: our list

Overvecht: the whole district

According to the municipality's 2025 progress report on Overvecht, 12% of residents often feel unsafe in their own neighbourhood, against 6% across Utrecht. 39% often experience nuisance from young people, against 21% city-wide.

Overvecht is also one of the 20 areas in the Nationaal Programma Leefbaarheid en Veiligheid (National Programme for Liveability and Safety), a 20-year national effort that also covers Rotterdam Zuid, Den Haag Zuidwest, Amsterdam Zuidoost and Amsterdam Nieuw-West.

Kanaleneiland and Transwijk

All four neighbourhoods sit in the weakest quarter. According to the municipality, 33.6% of children in Kanaleneiland grow up in poverty, compared with 11.7% across Utrecht, and fewer young people leave school with a diploma (90% against 94%).

Handle with care: Ondiep, Zuilen-Oost and Hoograven

These areas are improving, and the right street can be a good buy. In 2007 Ondiep and Zuilen-Oost were on the national list of 40 krachtwijken (priority neighbourhoods), together with Overvecht and Kanaleneiland; Utrecht added Hoograven to its own list. Much has changed since: the average WOZ value (the municipal tax valuation) in Ondiep rose from €181,000 in 2013 to €455,000 in 2025.

But the Noordwest district, where Ondiep and Zuilen-Oost lie, still has four neighbourhoods in the weakest quarter, and Zuid, home to Hoograven, has three. Here the answer depends on the block, not the name.

New on the municipality's radar

Compared with its previous analysis, the municipality now flags Lunetten-Noord, Transwijk-Noord and Lombok-Oost. Lombok is one of the most fashionable parts of the city. That is not a reason to cross it off. It is a reason to look closely.

Is Nieuwegein a good alternative to Utrecht?

Parts of it are. Many buyers priced out of Utrecht look south to Nieuwegein, which is linked to the city by the sneltram (light rail). But Nieuwegein's central axis, the Centrale As, is on the same national list of 20 areas as Overvecht. It covers parts of Batau-Noord, Batau-Zuid and Zuilenstein and large parts of Jutphaas-Wijkersloot, Merwestein and Fokkesteeg, home to about 23,000 people according to the municipality of Nieuwegein.

If the market is this hot, why does the neighbourhood matter?

Because a hot market forgives almost everything, for now. In Utrecht nearly everything sells today. But you are not buying for one season.

In our national list of areas we never recommend in the Netherlands, we split location risk in two: physical risk stays with the building, social risk can turn around. Everything on the Utrecht list is social risk. It can turn around, and the national programme gives itself twenty years to do it.

My colleagues and I look at every home through the eyes of the person who will sell it in a few years, when the market is calmer. The neighbourhoods on this list do not pass that test. A buyer who pays 2026 Utrecht prices there is paying for the city as it is today, while waiting for the neighbourhood the programme hopes to deliver in the early 2040s.

Which Utrecht are you buying?

Utrecht is worth its premium. The question is which Utrecht you are paying it for. In a market where overbids of 18% are normal, the neighbourhood is the one part of the deal that will still be working for you when the bidding stops.
