Want to buy a house in 2025? Here's what you need to know:

You know what's funny? Every time I tell people about housing market predictions, they get this worried look on their face. "Oh no, more bad news?" But hold on – let me share something interesting about 2025, and you'll see it's not all doom and gloom. It's about knowing how to play your cards right.


First, let's talk about rent prices. They're going up (again!). No surprise there, right? But here's what most people miss: when rents go up, more people start thinking, "Maybe it's time to buy?" And boom – suddenly we have more buyers in the market.


"But Anastasia, shouldn't we wait until things calm down?"


Actually, no. Here's why: prices won't jump overnight. They'll climb gradually throughout the year. So while you're waiting for that perfect moment, your future house is getting more expensive – and you're still paying someone else's mortgage through rent. Wouldn't you rather see your own property value going up instead?


Now, here's some actually good news (especially if you're a first-time buyer): the government is trying to help! They're increasing the National Mortgage Guarantee limit to 450,000 euros (up from 435,000). First-time buyers won't pay transfer tax on properties up to 525,000 euros. And if you're buying solo? You can borrow 17,000 euros more than before.


Sounds great, right? Well... yes and no. Here comes the plot twist: these helpful changes mean more competition in the affordable housing market. Remember what I always say about being prepared? Start saving for that overbid NOW. Not tomorrow, not next month – now. We recommend having 5% of the asking price ready for overbidding. Trust me, it's like having an umbrella before it starts raining.


Speaking of numbers, they're predicting a 7% average price increase for 2025. But here's the thing about averages – they're like saying the average temperature of your body and your freezer is comfortable! Look at 2024: while the Netherlands averaged 9% growth, Utrecht saw over 17%. That's nearly double!

Think outside the Randstad box! Seriously. Everyone's fighting over houses in the Amsterdam-Rotterdam-Utrecht - Den Haag area, while there are beautiful homes with reasonable prices just outside this area.
