Good or bad news? It depends :)

House prices in the Netherlands went up for the fifth month in a row in October 2023. Good news for sellers, bad new for buyers.

The increase was a little more than in September, going from 0.6% to 0.7%. But, on the flip side, the number of houses sold went down by 2.4%. The average home price in October was €424,521, according to the Central Bureau for Statistics (CBS) and the Land Registry (Kadaster).

Different Houses, Different Stories

Not all types of homes are selling the same way. For example, fewer apartments were sold in October, down by 4.3%. On the other hand, more detached houses were sold, up by 0.5%. So, there are big differences depending on the type of home.

The same goes for house prices. Even though prices, in general, have been going up for five months, they don't go up the same for every type of home or in every area. It's tricky for buyers to figure out what's a good offer because prices go up more in some places than others.

Too Much Bidding Happening

Here's the catch – many buyers don't have enough information to make a good offer. Plus, there are tricks that make you want to offer more money than you need to.
