Energy Efficient Homes Sell for Higher Prices and Faster Sales
The NVM, a Dutch real estate agent association, has found that homes with high energy efficiency are more desirable, selling faster and for higher prices than homes with lower energy efficiency. With the current energy crisis, people are more aware of potential energy costs and are willing to pay more for homes that will cost less to maintain.
Low Energy Efficiency Label Homes Sell for Much Less
According to the NVM's analysis of over 10,000 recently sold properties, homes with a low energy efficiency label (G) sold for much less than those with a higher label (C). The difference in price was around 12%, which is about €50,000 on an average property. Real estate agents have known for some time that energy inefficient homes are less desirable, even with a lower asking price
Example Analysis of Energy Efficient Homes
The NVM provided an example to illustrate the value difference between energy efficient homes and less efficient ones. In Amersfoort, a property with an A label was worth €75,000 more than a property with an E label, which is a 14.3% increase in value. The biggest difference in value is seen in regions where there is less demand for properties.
Energy Labels Matter More Than Ever
Last year, the difference in price between homes with different energy labels was only 8%, but this year it has increased to 12%. If a property's energy label jumps from E to B, there is an even bigger increase in price of 10% this quarter. However, the difference between label A and C remains the same at 5.5%
